ORDER concurring with the Planning Commission's decision to approve Case File 2601HC020 for a Zoning Map Amendment & Conditional Use Permit filed by Donovan Scruggs for Gulfport River Hills, LLC requesting approval to change the zoning district classification of a +/-39.5-acre parcel of land currently zoned C-2 as shown on site plan. The entire 637 acre subdivision properties are currently zoned as an R-1 (Low Density Residential), R-2 (Medium Density Residential) and C-2 (General Commercial) District. The request is to change the C-2 zoning district classification to the R-1 (Low Density Residential) District for the purpose of developing Phases 5 thru 7 for single family residential units known as River Hills Subdivision. Residential subdivisions require a Conditional Use Permit from the Planning Commission. The subject property is located at XXXXX Old Hwy 49. The ad valorem tax parcel numbers are 0706 -18-001.000 and 0706 -17-009.000.
